Certification under the State of Tennessee’s Select TN Program minimizes your risks and takes the guesswork out of locating a new site. This program sets a constant and rigorous standard that you can rely on when making critical location decisions by ensuring: 1) utilities are on site or a formal extension plan in place, 2) a boundary survey and topographic maps are already completed, 3) environmental conditions and geotechnical analyses are completed and documented, and 4) all risk factors for development have been minimized.  Currently, two sites in Coffee County are certified:

  • Coffee County Joint Industrial Park

    An approximately 50 acre cleared site in the Coffee County Joint Industrial Park with road frontage on 3 sides of the property and 20 MW of available power. This is a beautiful, shovel-ready industrial or data center site just waiting for your company to call it home. Spec Building

A practice that has been highly successful in the past for the Coffee County Industrial Board is to offer speculative buildings that facilitate productive occupancy in the near term, and reduce cost and schedule risk.   The prospective tenant can then have the flexibility to finish-out the building to meet their specific needs, which can usually be accomplishes within a few months at very low risk.  Planning is currently in the final stages for such a building (our ninth) in the Coffee County Joint Park with construction to begin in late 2016.  With an increase in requests for larger expandable buildings, we are constructing our largest spec building to date. Located on 27.00 acres, this building will be 100,000 sf, expandable up to 250,000 sf, shell structure with a floor thickness capacity of 8”, ceiling height of 36’ (38’ eave height), up to 8 dock/bay doors, and 6,000 office space with parking capacity for 160 spaces.
